A real estate scale model has one job: helping a buyer understand and commit to a property that does not exist yet. As real estate model builders working with Dubai developers, we build for sales centres, launch events and investor presentations — where the model is the centrepiece of the room and the launch date does not move.

Scale, size and what fits a sales centre

The practical constraint is usually the room, not the drawing. Send us the sales centre dimensions and the position the model will occupy, and we will tell you the largest scale that works in that space with viewing access on all sides.

Lighting

Most sales centre models are lit, and it is worth understanding what that involves. Internal LED lighting is planned before assembly begins, because the wiring runs through the structure. Options range from simple warm interior glow through to individually switched buildings, lit landscaping and a day/night sequence on a timer.

Lighting adds meaningfully to both cost and build time. If budget is tight, lighting the hero tower alone gives most of the visual effect at a fraction of the cost of lighting the whole scheme.

Build programme

• Single tower model: 4 to 6 weeks
• Masterplan model with lighting: 8 to 12 weeks
• Small investor or roadshow model: 2 to 4 weeks

Launch dates rarely move, so we work backwards from yours. We ask for the launch date before we quote, because it determines whether a programme is comfortable or needs parallel working — and the price reflects which one it is.

Detail level

Two models of the same size can differ several times in price depending on detail. At the higher end: individual balconies and railings, glazing treatments, visible interiors, planted landscaping, vehicles and figures, water features. At the practical end: accurate massing with finished surfaces, simplified context buildings, and detail concentrated on the units actually being sold.

Our usual advice to developers is to put the detail where the buyer looks — the tower being launched — and simplify the surroundings.

Delivery and installation

Models above about 1.5 metres are built in sections and assembled in the sales centre. Installation takes two to four hours. We can attend on the launch day itself if the model needs final adjustment, and we provide the dimensions and weight early so the sales centre fit-out can be planned around it.
